Project Overview

This water reservoir plays a crucial role in providing water to homes and businesses in the surrounding are. Over time, the structure exhibited signs of weathering, structural wear, loss of water and required essential repairs to maintain its integrity. Adrian Queally Ltd (AQL) was engaged to carry out a comprehensive refurbishment to the water reservoirs, addressing both external and internal deterioration while applying protective coatings to prolong the structure’s lifespan.

Scope of works

Surface Preparation Works – All external and internal surfaces were subjected to a high-pressure clean-down to remove contaminants, debris, and surface deterioration. Concrete Repairs to Structural Ring Beam- Structural elements suffering from wear and minor damage were mechanically removed and repaired using high-performance cementitious repair mortars. Crack Injection- All the joints between the wall panels were crack injected to stop the treated water from leaking out of the tank. External Joint Filling- All joints between panels were solid filled and a protective coating was applied over. All roof joints and cracks were address with joint sealing solutions to stop water ingress. Movement Joint and Crack Sealing- All of the roof joints and cracks were solid filled and then a bandage system was applied to allow movement, while stopping any water ingress. Roof Surface Protection- The roof received a flexible, protective coating to resist environmental damage and extend the life of the concrete. External Protective Coating- The walls of the tank received a protective coating which will protect the tank from the harsh elements. Design, Manufacture & Installation of Steel Tension Bands- AQL designed and installed steel tension bands to help prevent any further movement or cracking within the tank. Design, Manufacture & Installation of Steelwork- AQL designed, built and installed manhole covers, vents, internal stainless-steel ladder, external caged ladder and handrails to meet the authority’s safety standards. All existing steelwork was also removed. Internal Concrete Repairs and Surface Protective Coatings- All concrete elements that have been eroded or damaged due to erosion were rectified and DWI approved coatings were applied to protect the concrete in the future.

Challenges

Erosion to Tanks Exterior- Due to the harsh weather conditions the tank was experiencing at the top of a hill, coatings were specified by AQL that would protect the structure in such conditions.Surface Contaminants & Deterioration: The presence of accumulated grime, biofilm, and pollutants on concrete surfaces necessitated a thorough high-pressure clean-down before coatings and repairs could be applied.Structural Weathering & Concrete Spalling: External concrete repairs were carried out using industry-approved repair mortars, ensuring structural elements regained their integrity.Potable Water Safety Compliance: The interior of the reservoir required the application of a fully compliant, potable water-approved surface waterproofing system to meet regulatory standards.

Results

Structural Longevity: The repairs and protective coatings significantly enhanced the lifespan of the water reservoir, ensuring long-term durability. Weather Resistance: The joint sealing, concrete repairs, coatings and roof protection measures provided long-term resistance against harsh weather conditions, reducing maintenance requirements. Improved Aesthetic & Functional Integrity: The reservoir now appears revitalised, with a clean, reinforced exterior that enhances its structural performance. Prevention of Movement and Cracking: Due to the installation of the steel strengthening band around the 2 ring beams this will help to support the tank from excessive lateral stress from varying water levels. Regulatory Compliance: The potable water-approved waterproofing system ensured the interior met the highest safety and hygiene standards for water storage.
